STRUCTURE:

Ground plus two floor structure.

Brick walls with cement plastering.



FLOORING / WALL CLADDING:

Imported marble with 4" skirting in Living and Dining.

Laminated wooden flooring in Master Bedroom and Study.

Vitrified tiles in Bedrooms, Hall and Home theatre room.

Toilets shall be provided with Anti-skid ceramic tiles flooring, Ceramic designer tiles for dado & ledge walls.

Servant's room and Toilet shall be provided with Shabad stone flooring and the toilet shall be provided with Antiskid ceramic tiles and dado with IWC.



KITCHEN:

Granite counter top with Ceramic designer tiles 2' high above counter.

Modular kitchen Cabinets with 4 burner hob and chimney and cooking counter with double bowl sink and drain board.



UTILITY AREA:

Shabad stone flooring in utility area and Ceramic tile for walls and SS Single Bowl sink (Optional).



DOORS & WINDOWS:

Main Door: Teak wood frame with architrave, Teak wood designer shutters finished with melamine polish on both sides.

Master Bedroom, Study & Other Rooms doors shall be of Teak wood frames and flush shutter with teak finish melamine polish.

Toilet doors shall be of Teak wood frames and flush shutter with laminate finish on bedroom side and enamel paint finish on toilet side.

Kitchen - Open kitchen.

French Doors: Teak wood frames and shutters with glass and MS grill. Wood surfaces finished with Melamine polish and enamel paint finish for grill.

External Doors - Teak wood frames and flush shutter with enamel paint finish on both sides.

Windows / Ventilators - Teak wood frames and shutters with glass and MS grill.

Enamel paint finish for wood surfaces and grill.

Note: All wooden surfaces of doors and windows exposed to sun and rain will be painted with matching enamel paint.



PAINTING:

Internal Walls shall be finished with putty and with acrylic emulsion paint.

External Walls shall have Plaster finish with weather shield exterior emulsion.



SANITARY & PLUMBING:

EWC of Hindware or Parryware or equivalent.

Granite top counter wash basin for master bedroom / Glass bowl for other bedrooms.

All plumbing fittings are Jaguar or equivalent.

Hot / Cold water mixer for the shower area as well as the wash basin in all bathrooms.



ELECTRICAL:

Concealed FRLS Copper wiring using Power Flex / Finolex cables or equivalent.

5 / 15 Amps and AC points (Adequate numbers for each villa).

Modular plate switches of Crab Tree make or equivalent.

External Light fittings would be provided.

Exhaust fans shall be provided in Kitchen and Bathrooms.

All rooms will be provided power for connecting split AC.

Telephone / DTH: Wiring for fixed phone line with intercom will be provided in Hall / Living. DTH or cable connection in Home theatre / Living / Bedrooms.



BALCONIES:

Rustic tile flooring and skirting with MS railing finished with Duco paint and glass panels.



STAIRCASE:

Internal staircase: Granite tread & riser with SS hand rails and glass panels.



ELEVATOR:

Four passenger Johnson lift or equivalent make with automatic door openings.



TERRACE:

Weathering course and pressed tiles.



PEST CONTROL:

All structural members which has contact between earth will be protected from termites and other insects all wooden members also will be given anti-termite treatment.
