STRUCTURE

RCC framed structure with brick/ fly ash bricks/ cement block walls plastered and finished with two coats of cement based putty, with one coat of primer and two coats of asian royale emulsion

Ceiling surfaces of the apartments will be given one coat of cement paint on the RCC surface and 12mm gypsum bond false ceiling with galvanized iron section supports

Joints will be taped with touchup putty and finished with one coat of primer and two coats of white color premium emulsion (asian/berger)

JOINERY

Main door: First quality burma teak both frame and shutters (panel door) polished both sides with melamine spray

Other doors: Will be deep-molded compressed wood fiber raised panel doors, strengthened with pre-selected kiln dried rails and stiles, with a grain effect etched in the panel with teak frames, both sides polished with melamine spray

- All door frames will be teak frames

- Toilet doors will be kassa smart ABS doors

Windows: All windows will be UPVC windows, with plain glass panels and bright bar grills

Ventilator: Toilet ventilators will be with aluminum adjustable louvers with inbuilt provision for exhaust fan

FLOORING

Flooring for the living/ dining area alone will be laid with RAK or equivalent 4X2 tiles at Rs.200/sft

The master bedroom floor alone will be done with laminated wooden flooring at Rs.100/sft and vitrified tile flooring (24" X 24") from nitco/ asian/ oreva/ equivalent plain colors at rs.60/sft, for the rest of the flat ( other bedrooms, kitchen, balconies and passages) with 4" high skirting

KITCHEN

Polished black galaxy granite slab over cooking platform, nirali/ equivalent stainless steel sink with drain board and plain glazed tiles (10" X 14" or 12" X 18" or 12" X 16") upto 2' height above the platform

TOILETS

Plain ceramic tile flooring, ceramic printed/ plain tile dado, for about 7'0" height from floor, concealed plumbing arrangements

Parryware cascade NXT/equivalent wall mounted model white closets with concealed tank provided in all bathrooms

Half turn foam flow taps and fittings MARC or equivalent for all toilets

Each toilet shall be provided with one water closet, one wash basin, one diverter, one tipton and shower rose, one health faucet, pillar cock and angle valve for wash basin and 20 mm concealed stop cock

A towel rod and 12" glass corner soap tray will be provided in each toilet

ELECTRICAL

Three phase electric supply connection with a separate manual three phase changeover switches inside each flat and wiring will be of copper fire retardant cables concealed in PVC conduits

Miniature circuit breakers and RCCB (Residual Current Circuit Breaker) will be provided switches will be modular type mounted on metal boxes from MK India blendz/ equivalent

Provision for split A/C in all bedrooms and living room

TV and telephone points will be provided in living and all bedrooms

CHEMICAL EARTHING

Done for the building by digging 3m deep bores inserted with hot dipped galvanized dual pipes, filled with high conductive and corrosion resistant crystalline mixture and backfill compound around the electrodes

WATER SUPPLY

Corporation and borewell water supply in the kitchen, service and bathrooms

LIFT

A six passenger MS auto door lift will be provided from emperor/otis kone/ jayabharat/ equivalent

GENERATOR

Standby generator from ashok leyland/ kirloskarwith alternator, sound proof enclosure, control panel, change over panel and earthing etc, will be provided to support lift, common area lights, mono bloc and jet pumps and lights and fan points only inside the flats

ACCESS CONTROL

With swipe cards will be provided to the entrance of the building in the ground floor

Treatment will be done to the mother terrace to reduce the heat on the top floo
