Structure



RCC framed structure with Pile Foundation designed to withstand seismic loads a per structural design conforming to BIS.

Walls using Solid Blocks / Bricks in cement mortar with reinforcement at Sill Level and Lintal a 7'0" from floor level. 1:2:4 Concrete Mixing

Ceiling height will be maintained at 9'9" clear from finished floor Level.



Flooring



Living, Dining, Kitchen and Bed Room Areas will be finished with 24" X 24" fully Vitrified Tiles with 4" high skirting as per architect's concepts.

Utility and Toilet Areas will be finised with Acid Proof Anti Skid Ceramic Tiles as per architect's concept.

Balcony, and Common Areas will be finished with Porcelano / Ceramic Tiles.

Common Areas and Staricase Areas will be finished with Paver Block and Anti Skid Step Tiles as per Architect's design.

Terrace Areas will be finished with 10" X 10" pressed Weathering Course Terracotta Tiles. Floor Tiles Rs.40 per Sqft.

Bathroom Tiles Rs.26 per Sqft.



Doors & Windows



Entrance Main Door will be provided with Seasoned Teakwood Frames and Four Panel Curved Doors with Varnish Finish on both sides, Brass Fittings, Mortise Locks, and Door Eye View.

All Bedrooms, and Balcony Doors will be provided with Seasoned Country Wood Frames and Water Proof Hardcore Flush Door with Laminates finish and required fittings as per architect's design. Toilet Doors will be provided with PVC door as per architect's design.

Modular two or three panel casement UPVC Window Frames and Shutters with safety MS Grills will be provided.

Optional Franch Window (UPVC or Teakwood) shall be provided for Balcony Doors or Pent Houses Terrace with Safety MS Grills as per client's requirement by architect's design.



Kitchen



Counter Top Granite platform will be finished with 16mm thick Granite slab 2'0" wide at a height 2'6" from the finished floor level along with Stainless Steel Single size (2'0" X 1'6") long body tap.

Provision for Exhaust fan, Mixer Grinder, Microwave and Refrigerator will be provided.

Kota Stone Shelf and a Loft will be provided (optional Modular Kitchen) as per architect's design.



Special Features



Kota Stone Wardrobe and a Loft will be provided as per architect's design.

Concealed Conduits for Telephone and Cable RF wiring will be provided in Master Bed Room. One Air Conditioner Electrical point will be provided in each Bedroom as per architect's design.



Others



All Sanitary Wares will be new range IWC / EWC (white or light colour) with flush tanks as per architect's design and concepts.

A Single bowl new range light colour Wash basin will be provided near the common Rest room or Dining space as required by the client.

All CP fittings and Taps (like 2 in 1 Wall mixer, Shower, Health Faucet etc.) will be provided as per architect's design.

All Bathrooms will have provision for an Exhaust Fan and Geyser connection.
