STRUCTURE:

RCC Framed structure construction with exterior walls 9” thickness and partition walls 9” & 41/2” Aerocon blocks rendered on the inside and outside with suitable cement paints plastered and height of ceiling to be minimum 10’0” including roof thickness basement will be 21/2 above the existing road in front of the plot.



FLOORING:

Vitrified tiles in Living and Dining and 2’0” x 2’0” Vitrified tiles in Bedrooms



DOORS:

Main Door: Good Quality teakwood frame and shutter finish with varnish polish, SS matt finished hinges, tower bolts, locks shall be Dorset/ Dorma / Godrej equivalent make. Good quality hardwood frames and flush doors will be provided inall other rooms.



WINDOWS:

UPVC sliding or High graded Aluminium windows of good quality. French window UPVC make with MS enamel painted grill work on inner sides.



LIFT:

One fully automatic KONE make elevator of 6 persons capacity will be provided.



WATER:

Two common overhead tank each for bore well and for metro water provided. Common sump of minium 25000 lts capacity for Metro water supply with 1H.P. Mono block will be provided, common bore well with 1.5 H.P. jet motor pumps will be provided.



PLUMBING:

UPVC Heavy pipline will be used for concealed and open lines. CPVC pipes will be used for Hot Water line.



ELECTRICAL:

ISI copper wiring in concealed PVC conduits. Three-phase line will be provided to that flats. 3/20 line for power circuit 1/18 line for light and 5A points 7/20 line for 15 A points Switchs of high quality Crabtree equivalent modular switches, Bulkhead light fittings at all landing, lobbies and terrace One 1.5 KVA Home UPS (Inverter) with battery for 4 hours (back up on full load) will be provided in each flat.



PAINTING:

All interior plastered surfaces to be finished with two coats of emulsion, over a base coat of putty with primer and exterior plastered and surface to the finished with ACE paint over a base coat of white cement, all woodworks to be painted with enamel paint 2 coats and a primer coat.



TOILETS:

Flooring: Antiskid 12/” x 12/” tiles. Toilet / bathroom will be provided with EWC white/off white colour, Quality ceramic tiles unto 7’ height, one 20” x 16” white/off white washbasin in each toilet, Sanitary fittings will be or Hind Ware. CP Plumbing fittings will be Jaguar or equivalent, One Geyser Point, Two light points and one exhaust fan point in each bathroom.



BEDROOMS:

one loft if required and 48” x 84” x 18” open selves with four RCC slabs A/c Unit fitting provision and amps A/c point will be provided in all bedrooms.



KITCHEN:

Stainless sink (24’x18”x18� � in size) along with granite Platform One loft and 48” x 12” open seles with 4 nos RCC slabs. Entrance will be finished without door quality tiles up to 2’0” height over granite slab.



EXTERNAL WORKS:

Two entrance gates shall be provided. Compound wall shall be provided 4.5” thickness wall pile foundation with plinth beam base and compound wall height will be 4’6” above road level.



STAIRCASE:

Common Staircase to all the flats and to the open Terrace. Marble granite / kota flooring and MS handrail for all staircase.



RAIN WATER HARVESTING:

Common Rainwater Harvesting will be done with one 3’ 0” Dia 10’ 0” depth well
